SUBJECT: LEASE WITH CRANBROOK REALTY INVESTMENT FUND, L. P. FOR
THE PREMISES AT 1330 ARNOLD DRIVE, SUITE 142, MARTINEZ C
FOR OCCUPANCY BY THE EMPLOYMENT AND HUMAN SERVICES

SPECIFIC REQUEST(S)OR RECOMMENDATION(S)&BACKGROUND AND JUSTIFICATION
RECOMMENDATION
1. APPROVE a Lease with Cranbrook Realty Investment Fund, L. P., commencing upon the County's
acceptance of owner-provided tenant improvements, and ending November 30, 2011, for 942
square feet of office space at 1330 Arnold Drive, Suite 142, Martinez, for occupancy by the
Employment and Human Services Department, under the terms and conditions more particularly set
forth in the Lease.
2. AUTHORIZE the Director of General Services, or designee, to EXECUTE the Lease and to
EXERCISE any options to extend the Lease.
3. DETERMINE that the project is a Class 1 (a) Categorical Exemption under the California
Environmental Quality Act (CEQA).
4. DIRECT the Director of Community Development, or designee, to file a Notice of Exemption with the
County Clerk, and DIRECT the Director of General Services, or designee, to arrange for the
payment of the handling fees to the Community Development Department and County Clerk for filing
of the Notice of Exemption.
FINANCIAL IMPACT
Approval of the Lease will obligate the County to pay rent totaling approximately $98,910 for the
approximate five year and one month Lease term. Funding for the current fiscal year rent payments is
budgeted in the Employment and Human Services Department approved FY 2006/2007 budget.
BACKGROUND
The In Home Supportive Services. Authority currently occupies 1,266 square feet of space at this location
under a separate lease. Approval of the Lease for Suite 142 will provide an additional 942 square feet of
office space, to enable the In Home Supportive Services Autbuty of the Employment and Human
Department to provide expanded services at this location.
