FOR THE PREMISES AT 1330 ARNOLD DRIVE, SUITE 140-A, MARTINEZ FOR OCCUPANCY BY THE HEALTH SERVICES DEPARTMENT g _ MENTAL HEALTH DIVISION (T00627) SPECIFIC REOUEST(S)OR RECOMMENDATION(S)&BACKGROUND AND JUSTIFICATION RECOMMENDATION 1. APPROVE a Lease with Cranbrook Realty Investment Fund, L. P., commencing upon the County's acceptance of owner provided tenant improvements, and ending November 30, 2011, for 522 square feet. of office space at 1330 Arnold Drive, Suite 140-A, Martinez, for occupancy by the Health Services Department, under the terms and conditions more particularly set forth in the Lease. 2. AUTHORIZE the Director of General Services, or designee, to EXECUTE the Lease and to EXERCISE any options to extend the Lease. 3. DETERMINE that the project is a Class 1 (a) Categorical Exemption under the California Environmental Quality Act (CEQA). 4. DIRECT the Director of Community Development, or designee, to file a Notice of Exemption with the County Clerk, and DIRECT the Director of General Services, or designee, to arrange for the payment of the handling fees to the Community Development Department and County Clerk for filing of the Notice of Exemption. FINANCIAL IMPACT Approval of the Lease will obligate the County to pay rent totaling approximately $58,829 for the approximate five year and two month Lease term. Funding for the current fiscal year rent payments is budgeted in the Health Services Department approved FY 2006/2007 budget. BACKGROUND The Health Services Department Mental Health Division currently occupies 1,277 square feet of space at this location under a separate lease. Approval of the Lease for Suite 140-A will provide an additional 522 square feet of office space, to enable the Mental Health Division of the Health Services Department to provide expanded services at this location.
