COSTA DATE: JULY 27, 2004 COUNTY SUBJECT: REVENUE LEASE WITH CAMBRIDGE COMMUNITY CENTER FOR THE COUNTY BUILDING AT 1187A MEADOW LANE, CONCORD (T00654) SPECIFIC REQUEST(S)OR RECOMMENDATION(S)&BACKGROUND AND JUSTIFICATION RECOMMENDATION 1. APPROVE a Revenue Leese commencing September 1, 2004 with Cambridge Community Center for the County Building at 1187A Meadow Lane, Concord, under the terms and conditions more particularly set forth in the Revenue Lease. 2. AUTHORIZE the Director of General Services, or designee, to EXECUTE the Revenue Lease. FINANCIAL IMPACT This Revenue Lease will generate $50,400 in gross revenue over the three-year term of the lease commencing September 1, 2004 through August 31, 2007. During this same period, the County will incur ground lease expenses of $34,920, therefore the County will receive net revenue of$15,480, which will be credited to the Community Services Department. BACKGROUND The Community Services Department completed construction of a new modular building at 1187 Meadow Lane in April 2004. Due to budget constraints the department is unable to operate the intended pre-school program at this location.
