GILBERT, DIRECTOR OF GENERAL SERVICER i COSTA DATE: SEPTEMBER 24, 2002 ,•� COUNTY SUBJECT: FIRST AMENDMENT TO THE LEASE WITH JOSEPH ARRIGHI AND HARMS WOLFSON FOR THE PREMISES AT 2523 EL PORTAL DRIVE, SAN PABLO FOR THE HEALTH SERVICES ----DEPARTMENT fT04557) SPECIFIC REQUEST(S)OR RECOMMENDATION(S)&BACKGROUND AND JUSTIFICATION RECOMMENDATION APPROVE and AUTHORIZE the Director of General Services to execute, on behalf of the County, the First Amendment to the Lease with Joseph Arrighi and Harris Wolfson for the premises at 2523 EI Portal Drive, San Pablo, for continued occupancy by the Health Services Department under the terms and conditions more particularly set forth in the First Amendment to the Lease. FINANCIAL IMPACT The rental rate for the extended lease term of October 1, 2002 through September 30, 2005 is $2,480.00 per month the first year, $2,580.00 per month the second year, and $2,680.00 per month the third and final year. Payments are budgeted by the Health Services Department. BACKGROUND The County has leased the premises since October 1,1999 for occupancy by the Health Services Department Substance Abuse Access Unit. The current lease term ends September 30, 2002. The Lessor has agreed to amend the current lease to extend the term an additional three years, as requested by the Health Services Department. P : Effective on September 24, 2002, the COUNTY OF CONTRA COSTA, a political subdivision of the State of California, hereinafter called "COUNTY", and JOSEPH AR.RIGHI and HARRIS WOLFSON, hereinafter called "LESSOR", mutually agree and promise as follows: 2. PU.RP0 3E: On September 21, 1999, COUNTY and LESSOR entered into a Lease for those certain premises described as: Suite 203, containing approximately 1,937 rentable square feet, commonly known as 2523 EL PORTAL DRIVE, SAN PABLO, together with the building parking lot and common areas. The COUNTY and LESSOR desire to amend the September 21, 1999 Lease to extend the term of the Lease and modify the monthly rent. 3. AMENDMENT: A. Paragraph A. 3. TE shall be deleted in its entirety and replaced with the following: A.3. TERM: The term of this Lease shall be six (6) years, commencing October 1, 1999 and ending September 30, 2005. B. Paragraph A.4. RENT shall be deleted in its entirety and replaced with the following: A.4. EFFECT: Except for the amendments agreed to herein, the Lease of September 21, 1999 remains in full force and effect. 5.
