office building, 15,000 sq. ft. retail space and a parking garage. The plans do not include the
sign program or the canopy detail. These details will be brought forward at a later date, when
they are developed.

FISCAL IMPACT
None, the applicant pays all costs associated with processing the application.
BACKGROUND
Development Plan #993001 was approved on January 25, 2000 by the Board of Supervisors.
Condition of Approval #6 required the detailed elevations and architectural design of the
buildings; pedestrian and bicycle circulation system, consistent with the design approved by the
Board; building roofing materials; and sign program to be submitted for final review and
approval of the Board of Supervisors.
The applicant reviewed the detailed plans with staff on July 25, 2000. Staff recommended
modifications including adding more definition to the parapet element of the building, eliminating
palm trees from the landscape plan, and changing the exterior color of the building to a darker
color, more consistent with the renderings shown to the Board on January 25, 2000. The
applicant also presented the detailed plans to the representatives of the Walden District
Improvement Association, Fox Creek Residential Association, and the Madison Owners
Association (the same group involved in the design review process required by Condition of
Approval #4). The revised plans were presented to staff and representatives of the
neighborhood on August 8, 2000. The modifications included limestone-like building exterior in
richer colors, revised elevations for the top of the building, and a revised landscape plan. Staff
and the neighborhood representatives were satisfied with the changes made. Staff is
recommending the landscape plan be modified to reduce the number of trees at the rear
property line adjacent to the proposed Amerisuites Hotel. This modification would open up the
pedestrian connection to the entrance of the hotel and the proposed fountain on that site.
No agreement of the canopy over the main entrance was reached. Two designs were
presented, however staff recommends that this detail be considered at a later date, to allow
time for the architect to work with staff and the neighborhood representatives on the detailed
design. In addition, the sign program has not yet been developed. It is subject to Board
approval when it is submitted. Staff proposes bringing the canopy detail and the sign program
to the Board of Supervisors for final approval together, when these items are submitted. The
applicant requested approval of the final plans, minus the sign program and the canopy detail,
so that materials can be ordered for construction. No building permits will be issued until these
detailed plans are approved by the Board of Supervisors.
