1. RECOMMENDATION
APPROVE a Lease Amendment, commencing October 1, 1999, with the Schwartz Family
Truust, for 1875 'Nillow Pass Road, Suite 100 and 220, Concord, for continued occupancy by
the Employment and Human Services Department (formerly Private Industry Council), under the
terms and conditions more particularly set forth in said Lease Amendment, and AUTHORIZE the
Director of General Services to EXECUTE said Amendment on behalf of the County,

Payments required are to come from the budget of the Employment and Human Services
Department.

IST AMENDMENT
O THE LEASE
For
CONTRA COSTA COUNTY
1875 Willow Pass Road
Concord, California
his FIRST AMENDMENT TO THE LEASE ("Amendment"'t"' is entered into for reference
purposes as of September 15, 1999, by and BETWEEN JEFFREY E. SCHWARTZ,
TRUSTEE OF THE SCH AR T Z FAMILY TRUST ("LESSOR"), and the COUNTY OF
CONTRA COSTA, a political subdivision of the State of California ("COUNTY").
RECITALS
A. Lessor and County entered into a Lease which commenced March 1, 1998, whereby
Lessor leased to County and County leased from Lessor (tire "Lease") approximately
6,300 rentable squarefeet of office space located at 1375 Willow Pass Road, Suite
100, Concord, California (tire "Premises".)
The parties hereto wish to amend the Lease to (l) increase the size of the Premises,
(lld modify the Base Rents (ill) change the Lessor's Base Cost for ouf ty's share of
taxes and operating expenses, (IV) modify the Lessor's contribution for
Accu pii hme t of Imrovements, (V) modify the rental amounts under the First and
Second Option periods under the Extension, and to otherwise amend the terns and
conditions of the Lease as hereinafter set forth.
W THEREFORE, in consideration of the mutual covenants and agreements herein
contained, and other good and valuable consideration, the receipt and sufficiency of which is
hereby acknowledged, the parties agree as follows:
AGREEMENT
I. Recitals 1-he foregoing recitals are true and correct and are incorporated
y this reference.
2. Defined Terms All capitalized teras used in this Amendment that are not defined

5. Base Beat COUNTY currently pays rent of$5,505,05 per month for Surle 10, The

both suites to be paid by COUNTY set forth in Section A4 of the Lease, shall be Twelve
Thousand Night Hundred and Eighty Dollars per month ($12,880.00).

COUNTY and the Lessor's Base Cost for County's share of taxes and aper t:ng expenses

7. Lessor's Contribution for Accomplishment of Improvements COUNT,.' shall be
responsible for contracting for and payment of its tenant improvements. Upon mutual
execution of this Amendment. Lessor shall contribute: to COUNTY a check ;in the amount of
$15,625 toward County's improvements nts to the space. COUNTY shall pay for any and all
construction costs or improvements above the $15,625.
8. Extension Rent for the First Option shall be change to 15,080M per month.
Rent for the Second Option small be changed to $15,551.25 per month.
9. No Charge Except as specifically set fori°h herein, all of the terms and conditions of
the Lease remain unchanged and ing full force and effect.
