APPROVE an Amendment to Sublease, commencing January 1, 1999; with FamiliesFirst, Inc.,
for the premises at 1034 Oak Grave Road, Concord, under the teras and conditions more
p rt c i riy set forth in said Amendment, and AUTHORIZE the Director of General Services to
EXECUTE said Amendment on behalf of the County.
Ile FINANCIAL IMPACT
This Amendment will provide revenue to the County in the amount of $4,500 perrnonth until the
occupancy is terminated.
III. REASONS FOR RECOMMEN RATIO IBACKG ROUND
This Amendment adjusts the amount of rent paid by Famili sFirst, lnC. since the amount of
space Occupied by their program has been reduced.

An amendment to a Sublease has been negotiated to reduce the rent paid by F arniliesF first,
Inc. by half because they have been asked to reduce their occupancy by half to allow the
remainder of the building to be prepared for a new occupant. The rent reduction became
effective on January 1, 1999.

AMENDMENT TO SUBLEASE
FOR
FAMILIESFIRST, INC.
1034 OAK GROVE ROAD
CONCORDS CALIFORNIA
SECTION A.- BASIC TERMS AND CONDITIONS
I. PARTIES: Effective on JUL 2 '71 the COUNTY OF CONTRA
COSTA, a political subdivision of the State of California, hereinafter called "COUNTY",
and FAMILIESFIRST, INC., hereinafter called "LESSEE", mutually agree and promise
as follows:
2. PUR-POSE: The parties des-Are to amend that Sublease entered -into between
LESSEE and COUNTY dated September 27, 1994 for the prerrilses located at 1034 Oak
Grove Road, Concord, When COUNTY entered into its Sublease with LESSEE, the
prernises were owned by Century Health Care Corporation. On July 1, 1998, the
premises were purchased by Transoccan Financing Corporation, and a new COUNTY
lease was created as a part of the sale. This Amendment will recognize the change of
ownership, and reduce the size of the leased premises and the rental amount.
3. AMENDMENT: Paragraph A.2., LEASE OF PREMISES, shall be deleted in its
entirety and replaced by the following:
A.2. LEASE OF PREMISES: CENTURY HEALTH CARE, CORPORATION,
as LESSOR, and COUNTY as LESSEE entered into a lease dated jully 16, 1994
hereinafter referred to as Master Lease, attached hereto as Exhibit "A" - LEASE,
for the premises located at 1034 Oak Grove Road, Concord, Effective July 1,
1998, the premises were purchased by Transocean Financing Corporation and a
new lease was created for COUNTY. The new lease, hereinafter referred to as the
Transoceaft Master Lease, is attached hereto as Exhibit "A 1-f.
For and in consideration of the rents, terms, covenants and conditions of
this Sublease which is subject to the terms and conditions of the prevailing Master
Lease, COUNTY hereby subleases to LESSEE, and LESSEE leases from
COUNTY those certain premises described as follows: a 10,611 square loot
psychiatric residential care facility and 1.55 acres of associated grounds,
commonly knows as 1.034 Oak Grove Road, Concord, California, APN 129-190-
012, 043 and 044, as Iffirther described in Exhibit "B" - PREMISES.
Effective January 1, 1999 the leased premises shall be reduced by half to
approximately 5, 300 square feet as shown on Exhibit 13-1 which is attached hereto
and made a -,)art hereof, No change will be made to the grounds area.
4. ATMENDMENT- Paragraph AA., RENT, shall be deleted in its entirety and
replaced by the following:
AA. RENT: LESSEE shall pay to COUNTY as rent for the use of the premises
an amount of FOUR THOUSAND FIVE H1REDAND NO/100 DOLLARS
($4,500.00) for the period from October 15, 1994 through October 31, 1994,
Effective November 1, 1994 the rent shall be NINE THOUSAND AND NO/100
DOLLARS ($9,000.00) per month, and effective January 1, 1999, the rent shall be
FOUR THOUSAND FIVE HUNDRED AND NO/100 DOLLARS ($4,500.00) per
month. Rent shall be payable in advance on the tenth day of each month during
the term of this sublease, and payments shall be made payable to "Cotitra Costa
Countv" and mailed to: Contra Costa County, General Services Accounting
Division, 1220 Morello Avenue, Suite 200, Martinez, CA 94553-4711.

5. EFFECT. Except for the Aendyne nts agreed to herein, the 1,ease of September
27, 1994 re a ns in fli force and effect.
