Adopted this Order on October 18, 1983 , by the following vote:
AYES: Supervisors Fanden, McPeak, Torlakson, Schroder
NOES: None
ABSENT: Supervisor Powers
SUBJECT: Hearing on Rezoning Application 2427-RZ Filed by
Joseph M. Starita, et. al. , Pleasant Hill BARTD
Station Area
This being the time fixed for hearing on the
recommendation of the County Planning Commission with
respect to the application filed by Joseph M. Starita,
et. al. , (2427-RZ) to rezone land in the Pleasant Hill
BARTD Station area from Single Family Residential (R-15)
to Single Family Residential-District Transition (R-15-T) ;
and
Harvey Bragdon, Assistant Director of Planning,
having described the property site and having advised
that a Negative Declaration of Environmental Significance
was filed for the proposal; and
Mr. Royce A. McCalley, representing the Walden
Improvement Association, having appeared and expressed
no opposition to the rezoning, however, he expressed some
concern over the future precedent for commercial develop-
ment in the neighborhood; and
Harvey Bragdon, Assistant Director of Planning,
having advised that it is not the intention to make this
a commercial area and that it is being rezoned from Single
Family Resiaential to Single Family Residential-District
Transition, it is not changing the basic zoning;
The Chairman having closed the public hearing
and the Board having considered the matter, IT IS ORDERED
that rezoning application 2427-RZ is APPROVED subject to
conditions imposed by the Planning Commission on Land Use
Permit #2028-80, as set forth in Exhibit A attached hereto
and by reference made a part hereof. .
IT IS FURTHER ORDERED that Ordinance Number 83-54
giving_ effect to the aforesaid rezoning is INTRODUCED, reading
waived and November 1, 1983, is set for adoption of same.

CONDITIONS OF APPROVAL FOR LAND USE PERMIT 2028-80:
1. This application is approved based on the revised plan submitted dated May 26, 1983,
subject to the following conditions.
2. The applicant shall submit a statement and documentation of parking spaces needed.
In addition the parking plan shall be revised to eliminate ingress and egress conflicts
resulting from parking space locations and use of the right of way easement. Up to
50% compact spaces may be included.
3. In conjunction with the revised plan the applicant shall submit a landscape and
irrigation plan showing landscape removal and alterations.
4. Any alterations to the site or building is subject to review and approval by the Zoning
Administrator to insure compatibility with the neighboring uses.
5. The applicant shall comply with the requirements of the Building Inspection Depart-
ment which shall include compliance with handicap requirements.
. 6. Comply with the requirements of the Public Works Department.
