Hook et. al. (seller) . The property is located within . the Pleasant Hill BART Station Area. The property purchased will ultimately be part of an arterial that will connect at Pleasant Hill BART Station Area with Monument Boulevard. The property constitutes a portion of the former Southern Pacific right-of-way between Mayhew and Hookston roads. The Purchase Agreement provided for a toxic investigation to be completed and that a portion of the purchase price held in escrow in an interest bearing account to reimburse the County for reasonable costs incurred in remediating any toxic conditions on the property. Preliminary site assessments and subsequent investigations have determined that contaminants exist on this site. Under Federal and State law, the Agency and the seller may seek relief from prior owners and tenants of the property whom the Agency and seller believe may have caused the toxic materials to be placed on the property.
