Subject: Sale of County Surplus Real Property

The Board of Supervisors of Contra Costa County RESOLVES THAT:
On July 9, 1991, the Board adopted Resolution No. 91/438, which vacated a
portion of land adjacent to Wanda Street. This Board hereby DETERMINES that said
land, described in Exhibit"A" attached hereto, was previously subject to a street, highway
or public service easement, and is no longer needed by the public.
Pursuant to Streets and Highways Code Section 8355, and in consideration of
payment of $12,150 which has been paid in full, the Board hereby APPROVES the sale
of said property to Watership Group L. P. and AUTHORIZES the Chair to sign a
Quitclaim Deed on behalf of the County.
The Real Property Division is DIRECTED to cause said deed to be delivered to
grantee.
The Board hereby FINDS that the project is exempt from Environmental Impact Report
requirements as a Class 12 Categorical Exemption under County Guidelines and
DIRECTS the Director of Community Development to file a Notice of Exemption with the
County Clerk and DIRECTS the Public Works Director to arrange for payment of the
$25.00 handling fee to the County Clerk for filing of the Notice of Exemption. The project
has been determined to be exempt from 65402 review in accordance with the Board of
Supervisor's Resolution 81/522 because the project involves a disposition of excess road
right of way of a minor nature.

Real property in Contra Costa County, California, being a portion of.that parcel.of land relinquished
by the State of California to Contra Costa County by Action No. 22043 shown on State Division of
Highways District IV Drawing No. M-600.1 dated October 1958, described as follows:
Bearings are based on Wanda Street monument line as shown on the map of Subdivision MS 66-82
filed January 19, 1984 in Book 109 of Parcel Maps at page 1, records of said County.
Commencing at the street monument at the eastern end of Wanda Street monument line (109 PM
1); thence along said monument line, north 56043'42" west 118.23 feet; thence north 33016'18" east
30.00 feet to the True Point of Beginning; thence from the-True Point of Beginning, north 5643'42"
west 67.39 feet, to the southeast line of Subdivision MS 66-82. (109 PM 1); thence along said
southeast line, north 30037'00" east 60.48 feet, to the north corner of that 1.6 acre parcel described
in the deed to the State of California recorded June 16, 1931 in Volume 278 at page 316 of Official
Records of said County; thence along the northeast line of said 1.6 acre parcel, south 61°54'00"
east 152.15 feet; thence south 79°50'51" west 5.72.feet; thence south 53040'57" west 29.59 feet;
thence south 46016'08" west 32.53 feet, to the arc of a.non-tangent curve to which a radial bears
south 12046'03" west 170 feet; thence along said arc, westerly 60.84 feet, through a central angle
of 20030'15 to a point of tangency at the True Point of Beginning.
Containing an area of 8,823 square feet (0.203 acres) of land, more or less.
RESERVING THEREFROM: Pursuant to the provisions of Section 8340 of the Streets and Highways
Code, the easement and right at any time, or from time to time, to construct, enlarge, maintain,
operate, replace, remove, and renew those existing and in place utilities, as of the date of recording
This instrument, in, upon, over and across any highway or part thereof proposed to be abandoned,
including access to protect the property from all hazards in, upon; and.over the area herein before
